Jay-Z’s Realty Company Using ‘Harassment’ to Force Unwanted Renters Out of Condos, Residents Say

Current and former residents at a luxury building in Philadelphia partly owned by hip-hop star Jay-Z say the music mogul’s legal team has been relentlessly harassing them to leave until they give up and vacate the premises, FoxNews.com has learned.

“I’m scared of Jay-Z,” says a tenant of 603 North American Street, who because of what she claims are safety fears does not want to be named. “I’ve endured endless harassment from his team of lawyers, and I can’t take it anymore. I don’t know when this drama is going to end.”

The 24-unit condominium complex was purchased by SCC North American Realty, LLC, in January of 2009. According to the Philadelphia Inquirer, SCC North American Realty, LLC, is partially owned by Shawn Carter, otherwise known as Jay-Z.

“The whole thing has been so unsettling,” former tenant Liza Tedeschi tells FoxNews.com exclusively. “I’ve been in tears over this.”

Tedeschi claims Jay-Z’s legal team has been trying to evict tenants at his four-year-old building.

“They filed a lawsuit against me knowing that I had paid the rent. The lawyer admitted it to me, yet they still filed the lawsuit against me,” says Tedeschi. “It’s total and utter harassment. They’re filing frivolous lawsuits. They gave my personal cell phone number out to what seems like every realtor in town to show my apartment. I’ve gotten phone calls at 9 p.m. on a Friday night. They’re on a coordinated crusade of harassment–everyone who’s left in the building is being sued.”

Tenant Lani Moreno agrees.

“They had process servers banging on my door, ringing my doorbell nonstop,” Moreno tells FoxNews.com exclusively. “The banging was very violent. This was happening on a daily basis for at least a week. They were yelling my name, and the names of my neighbors. I was very scared because I live alone, and it was very, very scary for me.”

FoxNews.com was shown the real estate company’s lawsuit filed against one of the tenants for unpaid rent, along with emails from the resident to the attorney stating she had paid the rent. According to the resident, her personal rent checks had simply never been cashed.

Typical rents for the 2,000 sq. ft. condo units at 603 North American Street are about $2,200 a month. A similar unit is currently listed for sale on a real estate site for $488,000.

Jay-Z’s company seems determined to evict all of the building’s renters, says Moreno. “I spoke with someone named Lillian at Starkman-Palumbo, the current property management company,” Moreno explains. “She told me, ‘You need to understand something–they want everyone out of the building.’”

So far, it seems that the strong-arm tactics are working. At least 15 tenants have moved out since May. “From what I can tell, only two other units besides mine are still occupied,” says Moreno. “The rest of the units in building appear to be empty.”

Adam Atacan, a realtor with Keller-Williams in Philadelphia, who is not involved with the property at 603 North American Avenue, tells FoxNews.com that at least seven of the vacant units are currently listed as for sale.

A letter dated July 1, 2011 obtained by FOX411 from Lighthaus Condominiums, listed at the same 603 North American Street address, stated everyone in the building was to be out by July 31. Atcan believes money may be the motive behind the alleged harassment.

“If the owner of a building is trying to evict renters, the first thing that comes to mind is that they want to sell those units,” Atacan tells FoxNews.com. “It’s an investment decision. It sounds like the owner wants to liquidate the property–he wants to cash out.”

Tedeschi and Moreno also said the building’s management company has failed to address their concerns. “They don’t respond to calls. Not being able to get to the bottom of why they’re doing this has been very frustrating,” she said.

Things were so bad at the building, Tedeschi got her state senator involved.

“They won’t return Sen. Farnese’s calls,” she said. “Can you imagine not calling a senator back? He finally had to send Jay-Z’s lawyers a letter.”

“The Senator was very concerned about the tenants as soon as he found out about the situation,” Kathie Abookire, Sen. Farnese’s communications director, tells FoxNews.com. “On August 12, he wrote a letter to Harper J. Dimmerman, who is the counsel for 603 North American Street. He expressed his concern about what was happening in the building and asked that the management thoroughly investigate each complaint and handle each tenant on a case-by-case basis, and determine if eviction was appropriate, or if it was not. The latest that we heard is that Liza was issued a stay while the matter was investigated further. Our concern is for the tenant, that they’re being treated properly, fairly and in accordance with the law. The owner of the building is immaterial. The fact that someone may be famous is not our concern.”

Even though Tedeschi was spared an immediate eviction, she decided to move out of the beleaguered building last week as she said the stress of living there had become too much.

Multiple calls and emails to Jay-Z’s attorney, representative, the management company for the property, and SCC North American Realty, LLC were not returned.

Jay-Z Spends over $300K at a Club in Miami

At Liv nightclub this past Sunday night in Miami, the Hip-Hop mogul celebrated his “Watch the Thorne” album success with friends by spending around $300,000!!!

A source from Jay’s camp told RadarOnline.com, “Jay knew that Mark Cuban spent over $100,000 after the Mavs won the championship a few months ago, and he wasn’t about to be upstaged. He bought bottle after bottle of Ace of Spades and then went all out with the 15-liter bottle that cost $100,000 on its own!”

To break it all down … the rapper spent about $250K on champagne, and tipped wait staff a further $50K, which is a pretty damn good tip if you ask us!

Jay has a reason to be a happy man though, and we’re sure he’ll make all of that money back and then some in due time. It’s being reported that his collaboration with Kanye has broken a record on iTunes already for the most downloaded album during its first week of release.

Jay-Z Tops Forbes’ Hip Hop Cash Kings List

Jay-Z is having the best week ever. With Watch the Throne set to debut at No. 1 on the charts, the rap titan also reigns atop Forbes’ annual Cash Kings list.

 

The magazine has declared the Roc Nation mogul as hip-hop’s top earner with $37 million made in the past 12 months. He tops the list for the fourth time in five years thanks to tour sales, his ongoing $150 million Live Nation deal, and stakes in the New Jersey Nets and 40/40 club.

Following in close second is hip-hop impresario Sean “Diddy” Combs, who banked $35 million in the past year with roughly half of his earnings coming from Ciroc vodka.

Jay’s partner in rhyme Kanye West claims third place, returning to the top three for the first time since 2009. Lil Wayne ties with his YMCMB comrade Birdman for fourth ($15 million), Eminem, Dr. Dre, and Snoop Dogg rack up $14 million each, and Wiz Khalifa, Pitbull, and B.o.B are among the new entries.

Nicki Minaj becomes the first female to make the list at No. 15 with $6.5 million. The Young Money diva burst onto the scene with her platinum debut Pink Friday, tours with Lil Wayne and Britney Spears, and endorsement deals with M•A•C Cosmetics and Casio.

Jay-Z’s Manager: “Watch the Throne” will Not Leak

With less than a week to go before Watch the Throne hits iTunes, don’t expect any leaks. Those hoping to get their hands on Jay-Z and Kanye West’s collaborative album early are in for disappointment.

 

“It is not going to leak,” tweeted a confident John Meneilly, Jay-Z’s manager. In order to prevent the album from leaking in advance, digital and physical release dates were staggered.

Throne, which boasts contributions from Beyoncé, Q-Tip, Frank Ocean, Swizz Beatz, and more, will be available exclusively on iTunes on August 8 and at all digital and physical retailers on August 12.

The Otis Redding-sampled single “Otis” is already off to a good start, moving 47-12 on the Billboard Hot 100 in its second week. The album remains in the top 3 on iTunes based on pre-orders alone.

Tickets for the rap titans’ joint tour were available for pre-sale on Tuesday, while the general public will be able to purchase tickets starting August 8.

Producers for “WATCH THE THRONE”

High-profile albums call for high-profile producers. So it should be no surprise that for Watch the Throne, Jay-Z and Kanye West recruited the likes of Swizz Beatz, the Neptunes, RZA and Pete Rock to help them craft a soundbed for their eagerly anticipated joint LP.

It wasn’t all about the veterans, however. The Throne also gave some relative newcomers a chance to contribute.

“They reached out to me for the ‘See Me Now’ record; I co-produced that with Kanye,” Virginia producer Lex Luger said about ‘Ye’s My Beautiful Dark Twisted Fantasy bonus track. “So after that he wanted some more material, I flew to New York, and we were just vibing for a little while. He picked, like, two or three tracks, but he really liked that ‘H.A.M.’ track. It’s a blessing.”

In 2010, Luger broke out of relative obscurity after producing Waka Flocka Flame’s “Hard in Da Paint” and Rick Ross’ street anthem “B.M.F. (Blowin’ Money Fast).” Recognized for his frantic synth keys, violent drum hits and hyped-up production style, Luger has since gone on to do beats for Wiz Khalifa, Soulja Boy and Fabolous, but raised his profile considerably with the Hov and Yeezy track.

“H.A.M.” was the first leak from Watch the Throne and will now appear as a bonus track on the deluxe version of the album, as will “Illest Mother—-er Alive,” which was produced by Luger’s buddy Southside.

Like Lex, Southside gained fame making beats on Waka Flocka Flame’s Flockaveli album. With his Southern-fried sound, Southside was surprised that the Throne chose his track to include as a bonus track on the album. “It was on some straight trap music as they call it. Like, I couldn’t believe that they did that beat,” he said. “Working with them, that was crazy. That’s a moment I’ll never forget. I hope I get a lot more of those moments.”

Sham “Sak Pase” Joseph and Verse Simmonds (collectively known as the Jugganauts) are no strangers to hitmaking. Together, along with reggae/pop group Rock City, the duo helped write and produce Rihanna’s “Man Down.” For Hov and Yeezy, they experimented with dubstep on “Who Gon Stop Me” and slowed things up for “Made in America.”

The two tracks couldn’t be more different. On “Who Gon Stop Me,” Kanye and Jay deliver chest-pounding proclamations over an electro-infused dance track. “Made in America” is much more soothing, as the two MCs reminisce on their come-up. On the hook, Frank Ocean sings passionately about the black experience in America, paying homage to Malcolm X, Betty Shabazz and Coretta Scott King in his lyrics.

After getting a call from Def Jam VP of A&R Bu Thiam to submit tracks for WTT, the production pair got to work. “What we did is, we locked in a week, we just went crazy on everything Jay and Kanye,” Simmonds told MTV News of the Jugganauts’ big chance. “I remember telling Sham, I was like, ‘Yo, I think this dubstep stuff is going to be the next new flavor that everybody gotta be on. It gotta have a hip-hop feel to it still.’ ”

On August 8, fans will finally be able to hear the long-awaited Throne album, which was first announced as an EP in August 2010. The project has since turned into a full-length project that has had the rap world buzzing for the first half of 2011. The recording — which took place in Paris, Australia and the Mercer Hotel in New York City — has resulted in a 12-track album with four bonus songs on the deluxe version. The wait is almost over!

Jay-Z And Kanye West Reveal ‘Watch The Throne’ Tracklisting

The moment you’ve all been waiting for appears to be on it’s way. Earlier today dynamic duo Jay-Z and Kanye West unleashed the tracklisting to their joint album Watch the Throne which is slated to be released on August 2nd. Last week Mr. Carter previewed the album for a number of industry heads and RapFix was on the scene to catch a glimpse of the action.

According to Jay-Z’s website the tracklisting goes as the following:

Standout tracks included a pair of songs that feature Odd Future crooner Frank Ocean. Jay-Z relayed that he reached out to Ocean after hearing his Nostalgia, Ultra mixtape and wanted him to contribute to his next solo album. After their initial work went well — Ocean appears on one of two songs Jay-Z revealed he has recorded for the solo LP — Hova invited the crooner to get down on Watch the Throne too. The only other guest on the album is Beyoncé, who appears on the resounding “Lift Off,” which sounds like it was tailor-made to be performed in large stadiums.

On another particularly interesting song, Jay-Z and Kanye deliver verses directed to their hypothetical unborn sons. (Note: Jay-Z’s press representative asked that lyrics from songs not be quoted.) The Brooklyn MC recalled that Yeezy first recited his verse to him at New York’s Museum of Modern Art. “I told him I wasn’t going to get on it,” Jay-Z told MTV News of the song, adding that he thought Kanye’s verse, running down his myriad past mistakes, is one of his best ever. “The honesty of it, it’s just really cool.”

Throughout the album, Yeezy holds his own when rapping alongside Jay-Z, a lyricist of the highest caliber. Other standout tracks that feature the duo trading rap bars include a song whose beat features a chopped up Otis Redding vocal sample that many requested be played again. Another song called “Living So Italian” also got a favorable response from the room.

Jay-Z played over a dozen songs and said that he hoped to finalize the track list by this weekend. He also admitted that the album is actually on its third iteration. Initially, he and Kanye were looking to make a grandiose project with elaborate songs, but they felt that doing so would take away from its enjoyment, so they chose to pare it down sonically.

“It’s just so big and so much, you don’t want that sh– screaming in your house,” Jay-Z said, referring to their early single, “H.A.M.” “If we don’t make records that we like and represent the culture, we would be over.”

The room didn’t start thinning out until near midnight, and as the session winded down, Jay-Z started playing additional tracks, including a song whose lyrics seems to hint that it was produced by No ID. Nodding his head along to the knocking grooves, he also played a song that features Swizz Beatz that he said probably won’t make the final cut.

Back in January, MTV News’ Sway sat down with West, who teased the Watch the Throne project, saying, “We going to the South of France at the end of this month just to record new ideas.” And late last year, when we caught up with Jigga, he explained the long history between him and ‘Ye. “Kanye, he’s really like a brother to me, I’ve seen him from the beginning to where he is now, and to see him as a producer and how he’s grown as a producer and and artist, you know, for me, on another level it’s enjoyable.”

While pre-order receipts of Watch the Throne indicate that it will be shipped on “2011-08-02,” Jay-Z and his representatives did not provide a solid release date for the highly anticipated album beyond saying fans would hear it “soon.” Keep watching.

Jay Z opens new restaurant in LONDON!

Hip-hop mogul Jay Z is all set to open a restaurant in London in a bid to provide work to jobless youngsters.

A portion of the eatery’s profits will be donated to charity.

The rapper is teaming up with England soccer ace Ashley Cole to launch the venture, which will employ students from underprivileged backgrounds.

“It’ll be the hottest place in town,” contactmusic.com quoted Jay Z as saying.

Foxy Brown, whose real name is Inga Marchand, has revealed that her ticket to rap success came at a price — and that it all happened while she was underage. She says the man who put her on to the rap game, Jay Z (then 27-years-old), took her virginity when she was just 15-years-old — adding Hova (who she says has a “horse d*ck”) funded her shopping trips and pampering at hair and nail salons while she was still in high school…all to get into her panties!

But that’s not all!!! Foxy claims Jay Z is an undercover TRANNY CHASER. She says she learned that after a TRANNY began calling and harassing her, not long after Jay-Z gave her GONORRHEA. WTF?!?! Foxy says one of her sex sessions with Jay Z was all caught on tape. That’s when Foxy says she and Jay weren’t alone. Their company was the real “Wanda” from ‘In Living Color’…MR. JAMIE FOXX. If true, this is beyond sad. Know why? Because we’re talking about a victim here…not just a victim of an STD, but a then teen who fell victim to statutory rape. Did Sean Paul Come Between Beyonce & Jay-Z?

Word on the street is that Reggae star Sean Paul is writing a biography, and he admits he dated Beyonce when she was taking a break from Jay-Z.

The insider explained, “Jay-Z was very jealous . . . to this day he has a problem with [Sean Paul].”

Could this be the reason why Jay-Z prevented Sean Paul from performing “Baby Boy” with Beyonce at the 2003 MTV Video Music Awards. Jay-Z wanted to be the only performer to share the stage with Beyonce who was his girlfriend at the time.
